Managing Appliances in Seasonal Homes

Many Scottsdale and Paradise Valley residents split time between Arizona and other locations. Properly preparing your appliances protects them and saves energy while you're away.

Before Leaving Arizona (Summer Departure)

Refrigerators and Freezers

You have two options:

Option 1: Leave Running - Set temperature slightly higher (42F fridge, 5F freezer) - Remove perishables - Leave a box of baking soda - Clean interior thoroughly - Ensure door seals are working

Option 2: Turn Off Completely - Remove all food - Clean thoroughly and dry - Leave doors slightly ajar (prevents odor and mold) - Turn off water to ice maker - Place towels under unit for potential defrost water

Wine Coolers

Generally keep running: - Wine needs consistent temperature - Set appropriate long-term temperature - Consider remote monitoring system - Ensure humidity is maintained

Ranges and Cooktops

  • Turn off gas supply at valve
  • Clean thoroughly
  • Cover burners to prevent dust/pest intrusion
  • Disconnect from power if desired

Dishwashers

  • Run a cleaning cycle
  • Leave door slightly open
  • Turn off water supply
  • Check and clean filters

Before Returning to Arizona (Winter Arrival)

Two Weeks Before Return: - Arrange for someone to check appliances - Have AC turned on to prepare home - Verify no issues occurred during absence

Upon Arrival:

  1. Check refrigerator temperatures
  2. Inspect for any signs of problems
  3. Run water through ice maker (discard first batch)
  4. Test all appliances before stocking food
  5. Clean condenser coils (after summer dust)

Remote Monitoring Solutions

Consider these for peace of mind:

Smart Thermostats - Monitor home temperature - Adjust remotely - Receive alerts for extremes

Smart Plugs with Monitoring - Track power consumption - Receive alerts if power changes - Some allow remote on/off

Dedicated Appliance Monitors - Temperature sensors for refrigerators - Leak detectors under dishwashers - Power monitors for all appliances

Common Issues During Extended Absence

Summer Departure Problems

Arizona summers while away can cause: - Compressor stress from extreme heat - Power outages from monsoon storms - Dust accumulation - Pest intrusion

Prevention: - Maintain AC at reasonable temperature (82-85F) - Use surge protectors - Seal any gaps pests might use - Consider having home checked monthly

Utility Considerations

Electricity - Keep minimal AC running - Smart thermostats save energy - Consider solar if available

Water - Turn off main if possible - At minimum, shut off ice maker water - Consider having plumber winterize if full shutdown

Gas - Turn off individual appliances - Leave main on for water heater if needed - Have system checked before departure

Professional Pre-Departure Service

Consider scheduling maintenance before leaving: - Clean condenser coils - Check all seals and gaskets - Verify proper operation - Identify potential issues - Peace of mind during absence

Leave with your home sitter or property manager: - Our phone number for appliance emergencies - Location of shutoff valves - Your contact information - Authorization for emergency repairs if needed
